I just returned from a ten day trip to Florida. This year we purchased a new boat-it has been a dream of mine for many years. I enjoy boating up and down the Gulf coast, stopping at uninhabited islands, dining along the intracoastal and getting some R&R. Real estate investing has made this all possible.

A few years ago I visited a boat show and found the perfect boat. The only problem was how do I pay for this luxury? It cost about as much as my first home. I wanted and needed a way to purchase the boat so I set a simple real estate investing plan. The boat after down payment was going to cost $1,000 per month. I did not want to pay out of pocket for this expense, I wanted my investments to pay. Here is how I accomplished this goal: Two years ago I purchased a foreclosure property with monthly positive cash flow of $280.00 then, six months later, purchased another foreclosure with $330.00 positive cash flow. A year after that I purchased another unit with positive cash flow of $418.00 per month. That brought me to $1,028.00. I now had enough cash flow to pay each and every payment for the new boat.  A boat may not be attractive to you, but a car, college tuition, vacations, or financial independence may be. I know for a fact real estate is the best way to build wealth and create passive monthly cash flow.
