Exit Inspections
The most effective way to lower your expenses after a tenant has moved out of your property is to complete a Walk-Thru Inspection PRIOR to the tenant moving out. About 2 weeks before the tenant’s move-out date you need to schedule a time to walk through the home with them. Go into each room and carefully explain to the tenant what you expect of them. If anything needs to be repaired due do tenant damage or cleaned write it down. It is always cheaper to return a security deposit than hire a contractor to make the repairs. Not waiting for repairs to be made can help shorten your vacancy time.
