All agents and their buyers set up showings through our showing service, immediately after showing a email is sent to the showing agent requesting feedback on that showing. This feedback report is then sent to our office and directly to you via email. This data is critical to selling or renting property quickly. If agents feel a property is priced too high listen to their feedback and reduce price, if they are make remarks about poor condition – make those improvements, if you notice few showings then reduce price substantially. Listening to agent and buyer feedback will make for a much more profitable transaction.

Josie and I just got back from a technology conference in Memphis regarding social networking (Facebook) and selling real estate. Met some great people from all over the country. The future of real estate is using social networking to market property to a specific market. Real estate professionals who embrace this technology will have the ability to target their marketing efforts and as a result sell listings faster. A great example is a realtor with a new property in Naperville, this realtor can now send a ad of this home to all members on Facebook who live in Bolingbrook or Plainfield who may be looking to move-up into Naperville. With social marketing the ad is spread quickly to other members who you are currently not connected with, and as a result your ad is seen by many more people than traditional advertising.

Use the same data as real estate investment experts to analyze deals.

You can search for comparable properties by just dragging and dropping different elements on the web page and by interacting with the map. Every search that you make is returned instantly, and the matching results are displayed on that same page without reloading; essentially, there’s just no need to wait. Each individual property, whether on the map or listed in the search results section, can be clicked on to instantly switch the program from the map tab to a full-featured property details tab. On it, you will find all of the information about that property as well as a mortgage calculator, a Zillow Zestimate a Google Street View of the property, a mini-map, school and community information, and so much more.

Search Within Map Area

It’s often more convenient to search for properties within a map area instead of searching within the confines of a certain city, neighborhood, or other location. With our service, you can create your own search criteria and then place a check in the check box to search only within your current map view. You can also search within certain parts of cities, tracts, neighborhoods, communities, or zips by specifying that criteria in addition to this option. Using this feature is especially helpful with larger cities, cities with differing tax rates, or when you want to search for properties close to a potential investment property.

Mapped Results

Once the number of properties that match the search criteria (if any) is low enough and you have zoomed in enough, the properties will be placed on the map for you to either hover over for a quick preview or click on to take you to the full details page. The color and style of each property’s marker indicates whether you have clicked on it visited before (dark green), whether the agent or office holds the listing (red or dark red), whether you have added the listing to their favorites (a star), whether the property was recently sold (dollar sign), or whether it is the currently selected property (purple). A full legend and help system is available to describe how the map works and what the different markers mean.
