			<content:encoded><![CDATA[<p>We  recently conducted a survey of people who are currently seeking rental housing, with the goal of determining what potential tenants are looking for when searching for a place to rent. One of the results that stood out to us is the importance of having an in-home washer and dryer.</p>
<p>When asked, &#8220;How important is having a personal washer and dryer when searching for a place to rent?&#8221; 40% of respondents selected &#8220;Very Important.&#8221; When we add respondents who selected &#8220;Important&#8221; as well, that rate becomes 66%. If your rental already has washer and dryer hookups, why run the risk of excluding 66% of rental seekers? Below are some benefits to adding a washer and dryer to your rental &#8211; and you may even make extra money in the process!</p>
<p> </p>
<ol>
<li><span style="color: #000000;">If a washer and dryer are really &#8220;Very Important,&#8221; at least 40% of potential tenants would be willing to pay extra for them. If you don&#8217;t have a washer and dryer currently, advertise it as an option for an extra $25 per month. A full-size washer and dryer at a used appliance store will run about $400, which means that the tenant will buy it for you within 16 months. Everything after that is money in your pocket.</span></li>
<li><span style="color: #000000;">The washer and dryer is not only an asset but also a tax write-off.</span></li>

<p>The second round of funding is coming available in the next couple weeks. The RHSP program was created to provide rental assistance to Illinois households below 15% and 30% average median income. This is a unit based program (Investors property must qualify then we find tenants for those units). Tenants will pay approximately 30% of income as rent. Landlords will receive a three year contract with the government.</p>
<p>How is the program is funded? <strong>$10 is collected from real estate recording fees at the county level of which $1.00 stays with the program.</strong></p>
<p>How many homes/units will be part of this program? <strong>Approx. 4000</strong></p>
<p>Will property qualify for tax abatement? <strong>Yes</strong></p>
